Now final closing is approaching, but the lender’s appraisal is below the original purchase price. The bank has reduced the approved mortgage, leaving you responsible for a much larger cash shortfall.

This is one of the most dangerous moments in a pre-construction condo purchase because the agreement may already be firm and the developer expects the transaction to close.

Why a Low Appraisal Changes the Mortgage Amount

Mortgage lenders usually calculate the loan using their accepted property value, not simply the price stated in the purchase agreement.

If the condo was purchased during a stronger market and comparable units are now selling for less, the appraiser may support a lower value. The lender may then reduce the mortgage even though the buyer’s contractual purchase price has not changed.

The shortfall can become even larger after closing costs, adjustments and other required payments are included.

Can Private Financing Cover the Gap?

Lendworth may review an urgent purchase mortgage or short-term private financing solution when a conventional approval no longer provides enough money.

The available structure depends on the appraised value, total deposit, remaining cash, borrower profile and whether additional real estate can provide supporting equity.

A private first mortgage may replace the bank approval. In other cases, equity from another property may be accessed through a second mortgage or home-equity loan to complete the purchase.

Higher-value closings may also qualify for review under Lendworth’s jumbo equity loan options.

Do Not Wait Until the Day Before Closing

The buyer should immediately obtain the appraisal details, revised mortgage approval, complete statement of adjustments and exact amount needed to close.

A real estate lawyer should review the purchase agreement and explain the consequences if the transaction cannot be completed. Mortgage financing cannot eliminate contractual obligations or guarantee that an extension will be granted.

However, acting early gives Lendworth more time to review the condominium, confirm the shortfall, assess any additional property equity and coordinate with the closing lawyer.

If a low pre-construction condo appraisal has created a closing shortfall, call Lendworth at 905-597-1225 or request an urgent closing review.
