Home Damaged Before Mortgage Renewal? Ontario Options While the Insurance Claim Is Pending

A fire, flood, burst pipe, storm or other insured event may leave the home partially repaired when the mortgage reaches maturity. The insurance claim is active, but the settlement has not been completed and the bank does not want to refinance the property in its current condition.

Why Property Damage Affects Mortgage Renewal

Mortgage lenders underwrite both the borrower and the real estate securing the loan. When a property is damaged, the lender may question its current value, insurability, occupancy and marketability.

Even if the insurer has accepted the claim, the bank may require completed repairs, a new appraisal and proof of full insurance coverage before providing a new mortgage.

The existing lender may still expect repayment at maturity. This creates an urgent financing gap between the current damaged condition and the point when the property becomes eligible for conventional financing again.

A Private Mortgage May Provide Transitional Financing

Lendworth may review a private mortgage in Ontario using the current property value, available equity, insurance documentation and repair plan.

The mortgage could potentially replace the maturing lender, fund approved repairs or provide time for the insurance claim to be completed. The structure may involve a private first mortgage, second mortgage or renovation facility depending on the existing registrations and amount required.

Lendworth also offers financing solutions connected to delayed insurance payouts.

The Repair and Exit Plans Must Be Clear

The lender will want to understand the cause and extent of the damage, the status of the claim, the contractor’s scope of work and the expected property value after repairs.

Proof of active insurance is essential. The homeowner may also need an appraisal that addresses both the current condition and the anticipated value once restoration is complete.

The exit strategy could be a mortgage refinance after the home is restored, repayment from insurance proceeds or a sale once the property is marketable.
