Homes Taking Longer to Sell in These GTA Neighbourhoods

In today’s slowing real estate market, not all neighbourhoods in the Greater Toronto Area are moving at the same pace.

While some communities remain relatively active, others are seeing longer days on market and softening price trends—an important signal for both buyers and sellers navigating the mid-year market landscape.

According to the latest data from the Toronto Regional Real Estate Board, home prices and sales declined year-over-year in June 2025. The average selling price across the GTA fell to $1,101,691—a 5.4% drop compared to June 2024. Meanwhile, total transactions for the month reached 6,243, down 2.4% from the same time last year.

In this environment, it’s no surprise that properties are taking longer to sell. Depending on the location, the average time on market ranged anywhere from 9 to 75 days. Key factors influencing the speed of a sale include property type, pricing strategy, and—most critically—the neighbourhood itself.

Some of the slowest-selling communities are located in newer suburban areas and parts of the outer GTA, where increased inventory and shifting buyer demand have extended selling timelines. On the flip side, established communities in central Toronto have shown more resilience, with quicker turnover—especially for well-priced, move-in-ready properties.

One standout is Princess-Rosethorn, a desirable residential pocket in Etobicoke bordered by Eglinton Avenue West (north), Islington Avenue (east), Rathburn Road and Mimico Creek (south), and Martin Grove Road (west). Known for its mature trees, quality schools, and quiet streets, this neighbourhood continues to attract serious buyers, even in a tougher market.
