Every file undergoes a detailed appraisal review, followed by a second layer of verification using Lendworth’s proprietary in-house valuation models. After the appraisal is received, our signing officer, Domenic Grossi, personally challenges the valuation to ensure accuracy, conservative assumptions, and alignment with true market conditions.
2. Liquidity Is Critical
Private lending is about mitigating downside risk. If a loan defaults, we must be certain we can enforce our security and liquidate the property quickly without unnecessary loss of value.
Liquidity—how fast and reliably a property can sell—is one of the most important factors in our decision-making. Properties in strong, established markets with high buyer demand naturally offer greater protection for investors.
3. Location Matters
Because liquidity is tied closely to geography, we prioritize real estate in Toronto, Vaughan, and surrounding GTA markets. Properties located too far outside these regions may not qualify, as reduced demand can slow resale timelines and weaken security.
4. Strong Internal Controls
Every mortgage funded by Lendworth requires approval from two signing officers, ensuring proper oversight. Files are reviewed only after the full application, appraisal, corporate searches, and due diligence have been completed.
