According to Wahi’s 2025 What Homeseekers Want survey, conducted with Angus Reid, 81% of Canadians say having a backyard is either “important” or “very important” when searching for a new home today.
But beyond the love for outdoor space, the survey highlights deeper shifts in housing preferences, driven by affordability concerns and evolving demographics.
“These results don’t just reveal what types of homes Canadians prefer—they also reflect underlying demographic trends and affordability challenges,” says Wahi CEO Benjy Katchen.
Separate Entrances on the Rise in Expensive Markets
Another key trend emerging from the survey is the growing demand for homes with separate entrances, particularly in Canada’s most expensive provinces. In British Columbia, 27% of respondents prioritize this feature, while in Ontario, 20% consider it essential.
“This suggests that Canadians in high-cost markets are seeking homes with rental income potential to help manage the costs of homeownership,” Katchen explains.
Single-Family Homes Remain the Top Choice, but Condos Hold Appeal
When asked about their preferred type of home, a strong majority (61%) of Canadians still favor single-family homes. However, condos and apartments remain a popular alternative, with 24% of respondents expressing a preference for these options. The rest were either undecided or considering other housing types.
Single-Family Buyers Value Space and Comfort
For Canadians set on single-family homes—whether detached, semi-detached, or townhouses—a backyard remains the top priority, with 76% of respondents listing it as a must-have. Following closely behind are renovated kitchens and bathrooms, which rank as essential upgrades.
Other key features for single-family home buyers include finished basements, parking garages, and bungalow-style layouts, highlighting a preference for spacious and functional living.
Condo Seekers Prioritize Amenities and Convenience
For those leaning toward condos, renovated kitchens and bathrooms take even greater precedence, with 68% considering them essential. Practical amenities like parking garages and visitor parking also rank high on the list. Unlike single-family home buyers, condo seekers place more value on high-end appliances and scenic views, reflecting a desire for modern, convenient living.
Affordability and Tranquility Shape Housing Choices
Beyond specific home features, Canadians were asked about the factors driving their housing decisions over the past two years. While affordability remains the top concern—cited by 40% due to rising home prices and rental costs—the desire for quieter living spaces and access to more outdoor areas also play a significant role in shaping preferences.
How Lifestyle, Age, and Gender Influence Housing Preferences
The survey also reveals that housing priorities vary significantly based on lifestyle, age, and gender:
- Families with children are far more likely to seek practical features like mudrooms (51%) and entertainment rooms (47%).
- Men (48%) are notably more inclined than women (30%) to prioritize an entertainment room.
- Older Canadians place high value on scenic views and bungalow-style homes, with 68% of baby boomers and 52% of Gen X respondents favoring bungalows. In contrast, only 28% of millennials and 13% of Gen Z share the same preference.
