Instead, the lender wants the entire mortgage paid out.
For an Ontario homeowner, receiving a letter stating that the mortgage will not be renewed and that the outstanding balance must be repaid by a specific date can create immediate pressure. The homeowner may have made plans to renew, refinance later or sell eventually, but suddenly the lender's deadline controls the timeline.
If your lender is demanding full repayment and your property has substantial equity, replacement financing may still be available.
Lendworth helps Ontario homeowners review private mortgage options when an existing mortgage must be paid out and conventional financing cannot be arranged before the deadline.
A lender demanding payout is different from a normal mortgage renewal. With an ordinary renewal, the existing lender may offer another term and the homeowner decides whether to accept it. When the lender requires full repayment, the homeowner must find another source of money to discharge the mortgage.
That usually means refinancing with another lender, selling the property or using another identifiable source of funds.
Consider a Vaughan homeowner with a property worth approximately $1.4 million and an existing mortgage of $600,000. The current lender advises that it will not renew and requires repayment at maturity.
The homeowner may still have substantial equity, but if income, credit or documentation no longer fits a bank's lending guidelines, replacing the $600,000 mortgage conventionally may be difficult.
A mortgage refinance through an alternative or private lender may allow the existing mortgage to be paid out while giving the homeowner more time to resolve the underlying qualification issue.
The reason the lender is demanding repayment also matters. In some cases, the mortgage has simply reached maturity and the lender no longer wants to extend it. In others, there may have been arrears, covenant issues or other circumstances affecting the loan.
If missed payments are part of the problem, Lendworth's mortgage arrears financing may also be relevant.
The most important thing is not to ignore the payout demand.
Once a firm deadline exists, the new lender needs enough time to review the property, determine its value, confirm the existing payout amount and coordinate the closing with lawyers.
Waiting until the final days can create additional pressure and reduce the number of financing options available.
If the mortgage is being called but the homeowner only needs temporary financing, a private mortgage can sometimes provide a bridge rather than a permanent solution.
The borrower may plan to sell the property within the next year, improve credit, complete another year of self-employed income history or return to conventional financing once the immediate problem has been resolved.
The exit strategy is critical because private financing should create time to solve the underlying issue rather than simply move the same deadline forward.
If legal enforcement has already started, the situation becomes even more urgent. Homeowners who have received legal notices or are concerned that the lender may proceed toward enforcement should obtain independent legal advice and review Lendworth's Stop Power of Sale information as early as possible.
A mortgage lender demanding full payout does not automatically mean the property must be sold.
If sufficient equity exists, a replacement first mortgage or other private financing structure may allow the existing lender to be paid out and provide the homeowner with additional time to determine the best long-term solution.
If your lender has told you the mortgage must be repaid and the payout date is approaching, Lendworth can review the property value, current mortgage balance, available equity and deadline to determine what replacement financing may be available.
